This year’s total rate increase of 19.5% is the result of deferring last year’s rate increase due to COVID-19 (7.3% and the costs of borrowing to cover the shortfall in revenue from 2020-21 of 1.2%) and this year’s rate increase of 11%. On average, the annual increase this year will be around: $48 for residential $187 for commercial $233 for rural.

Council has set the following limits in relation to its rates revenue:

  • Total rates revenue will not exceed 60% of the Council’s annual revenue requirements – this peaks in 2031 at 56%
  • Increases in the annual rates revenue will not exceed 8% of the Regional Council’s annual operating expenditure requirements – the highest year is 2021-22 at 6.9%.

Using the rates calculator

This rates calculator is designed to give you an estimate of what the rates on your property would be, based on the options outlined in the Consultation Document for our draft Long Term Plan 2021-2031. 

The calculator estimates rates for the 2021/22 rating year, based on the property information currently available. Rates include GST.

Please note this estimate and the amount on your rates bill may differ due to:
• Regional Council changing its funding decisions
• A change in the property use or values
• Rating eligibility changes
• Inflation and approved projects
• District or City Council rates, Māori freehold land, or other remissions.

Note: If your property is part of a multi-unit address and you are having difficulty searching using your address, please try again using the Valuation Roll Number from your rates invoice.
